Laminate flooring installed for real family wear

Laminate flooring is a floating, click-together floor with a high-resolution wood image over a high-density fiberboard core, sealed under a hard melamine wear layer. I&D Innovation installs AC3 to AC5 and water-resistant laminate across Marlborough, MetroWest and Central Massachusetts, over flattened, moisture-checked subfloors, with a written workmanship guarantee.

Signs you need this service

  • Worn carpet in bedrooms, playrooms or a home office
  • You want a wood look for less than hardwood
  • Dogs, kids and rolling office chairs that scratch softer floors
  • Rental units or condo turnovers that need a durable, affordable floor
  • Old laminate swollen or peaking at the seams
  • A dry finished basement ready for a new floor

What AC rating should laminate flooring have?

AC ratings, from AC1 to AC5, come from the European abrasion test standard EN 13329. For most Massachusetts homes AC3 handles bedrooms through living rooms, AC4 is the safer pick for busy households with pets, mudrooms and home offices, and AC5 is built for commercial traffic. Thickness mostly affects feel and sound, not wear.

Fixr’s national cost guide recommends at least an AC3 rating for high-traffic areas. A textured, embossed surface hides scratches better than a smooth high-gloss one, and a beveled edge hides small height differences between planks.

  • AC1–AC2: light residential use such as guest bedrooms
  • AC3: heavy residential use, including kitchens and hallways
  • AC4: busy homes with pets and light commercial spaces
  • AC5: heavy commercial traffic

Is laminate flooring waterproof?

Standard laminate is not waterproof: its fiberboard core swells permanently if water sits in the seams. Water-resistant lines add sealed or treated joints and water-repellent cores that resist topical spills for a set number of hours. Even those are not meant for full bathrooms, laundry floors with drains or basements that take on water.

Read the warranty language: most “waterproof” laminate warranties cover topical spills cleaned up within a stated time, not flooding or water coming up from below. Fixr’s guide is blunt about it: water-resistant does not mean waterproof.

Laminate that swelled after a leak generally cannot be dried back flat and has to be replaced. Before new flooring goes in, the subfloor needs to be dry; our water damage restoration team handles drying and moisture documentation, then our flooring crew installs the new floor.

What underlayment do I need under laminate?

Over wood subfloors, use the foam or felt underlayment the manufacturer specifies, or none if the planks have an attached pad. Over concrete, add a 6-mil polyethylene vapor barrier or a combination underlayment with one built in. In condos, choose a sound-rated underlayment that meets the association’s acoustic requirement.

The North American Laminate Flooring Association explains that underlayment supports the locking system, adds moisture protection and smooths minor subfloor flaws, and that concrete calls for a 6-mil vapor barrier. Never double up pads under attached-pad planks: the extra cushion lets joints flex until they break.

Is laminate a good choice for a Massachusetts basement?

Only in a basement that stays dry year-round. Laminate can float over a concrete slab with a 6-mil vapor barrier, but if the basement has ever had water, sump failures or spring seepage, waterproof vinyl plank is the safer choice. We test the slab and check humidity before recommending either.

Massachusetts basements take a beating: spring snowmelt, heavier downpours and humid summers. Keeping the space at 30–50% relative humidity, the range MA DPH recommends, protects any floor. If there is real water risk, we will steer you to vinyl plank flooring rather than sell you a floor that will swell.

Laminate or vinyl plank: which should I choose?

Laminate has a harder, more scratch-resistant surface and a more convincing wood texture, and it usually costs a little less. Vinyl plank (LVP or SPC) is waterproof through the core, quieter and better for kitchens, bathrooms and basements. In dry living areas with pets and kids, laminate is often the better value.

  • Choose laminate: bedrooms, living rooms, offices, upstairs halls, dog owners worried about scratches
  • Choose vinyl plank: basements, bathrooms, laundry rooms, kitchens with past leaks

Can laminate be installed over existing flooring?

Often, yes. Laminate can float over sound, flat, well-bonded vinyl, linoleum, tile or hardwood. Carpet must come out. If old vinyl tiles or black adhesive date from before the 1980s, we treat them as possibly asbestos-containing and have them tested before any cutting, scraping or removal.

MassDEP requires an asbestos survey by a licensed inspector before renovation that may disturb suspect material, with a narrow exemption for owners working in their own single-family home. Floating a new floor over intact tile avoids disturbing it; when removal is needed, a licensed abatement contractor does that part before our crew arrives.

How the job works, step by step

  1. Free estimate and subfloor checkWe measure, check flatness with a straightedge (many manufacturers allow about 3/16 inch over 10 feet) and read moisture in wood subfloors or concrete slabs.
  2. Product and AC ratingWe help you choose AC rating, thickness (typically 8–12 mm), a water-resistant line where spills happen, and the exact underlayment the manufacturer specifies.
  3. Removal and prepCarpet, pad and tack strip come out; suspect old tile or sheet vinyl is tested before disturbance. High spots are ground or sanded and low spots filled.
  4. Acclimation and layoutBoxes acclimate in the room as the manufacturer requires, often about 48 hours. We plan rows to avoid thin slivers at walls and undercut door jambs so planks slide under cleanly.
  5. InstallationA 6-mil vapor barrier over concrete, the specified underlayment, then click planks with the perimeter expansion gap and transition breaks the manufacturer requires for large or connected rooms.
  6. Trim and walkthroughBaseboard or quarter round, thresholds and stair nosings are fitted. You get care instructions, spare planks and your written workmanship guarantee.

Frequently asked questions

How long does laminate flooring last?

A good AC3 or AC4 laminate kept away from standing water commonly lasts for many years in bedrooms and living areas, and quality lines carry long residential warranties. The failures we see are rarely wear-through; they come from water in the seams or an uneven subfloor that lets joints flex and open.

Can laminate go in a kitchen?

Yes, if you choose a water-resistant line and wipe up spills promptly. Fixr suggests water-resistant laminate for kitchens and foyers where small spills are likely, but not for wet areas. If your kitchen has a history of dishwasher or sink leaks, vinyl plank is the safer floor.

Can laminate floors be repaired or refinished?

Laminate cannot be sanded or refinished. Damaged planks can be replaced, either by unclicking rows from the nearest wall or by cutting out a single plank and gluing in a new one. Keep a box of spare planks from the original lot, because colors change between production runs.

Is laminate a good floor for dogs?

Laminate is one of the most scratch-resistant floors available, especially AC4 with a textured surface. The weak point is liquid: urine or water bowls left to soak into seams can swell the core. Water-resistant lines and a mat under the bowl solve most of that.

Do you install laminate on stairs?

Yes, using manufacturer-matched stair nosings glued and fastened to each tread. It takes longer and costs more per step than open floor area. Some clients choose hardwood treads to match instead, and we can quote both options.

Do I need a permit for laminate flooring in Massachusetts?

Generally no. The state building code (780 CMR 105.2) exempts finish work like flooring from a building permit. If the job turns up rotted joists or structural damage, that repair does need a permit, and we pull it as the registered contractor.

Why does my laminate floor bounce or sound hollow?

Usually because the subfloor is not flat, pads were doubled under attached-pad planks, or the floor was pinned at the edges without an expansion gap. Each lets the click joints flex. Fixing it means lifting the planks, flattening the subfloor and reinstalling with the right gap and underlayment.
