Cleaner using a HEPA vacuum on a window sill in a newly renovated room — Hopkinton, MA

Post-Construction Cleaning in Hopkinton: what's different here

Renovations and new builds in Hopkinton end the same way: fine drywall dust in every corner. We schedule the final clean around your Hopkinton inspection, closing or move-in date, and our crew comes from Marlborough with HEPA vacuums, ladders and window tools so the house is ready for photos or move-in, whether it's in Hopkinton Center and Woodville or elsewhere in Middlesex County.

About 36% of homes were built before 1980 and 10% before 1940; median year built 1990 (ACS 2020-2024 5-year). Newer Hopkinton homes (median around 1990) have more surfaces that scratch easily, such as engineered floors, LVP and glass showers, so we use manufacturer-approved cleaners and microfiber, never abrasives.

Hopkinton has hosted the start of the Boston Marathon since 1924, and its town-center local historic district covers properties around the Town Common and Main Street.

The village of Woodville, a 19th-century cotton-cloth manufacturing center at the north end of Whitehall Reservoir, became a 97-property local historic district in 2005.

Signs you need this service

  • Fine white dust on every surface after drywall sanding
  • Paint drips, caulk smears or stickers on windows, tile and fixtures
  • Screws, scraps and packaging left behind after the trades leave
  • Dust inside cabinets, vent registers and window tracks
  • A move-in, listing photos or a store opening coming up
  • A builder or contractor handing over a new or renovated unit

What are the phases of post-construction cleaning?

There are three. The rough clean happens during construction to remove debris and bulk dust before finishes go on. The final clean is a detailed top-to-bottom cleaning once the trades are done. The touch-up clean is a last light pass right before move-in, closing or opening, after dust has settled and punch-list work is finished.

Small renovations often skip the rough clean, but on a whole-home remodel or new construction, doing it saves hours at the end and keeps dust out from under new paint and floors.

  • Rough: debris, scrap and packaging out; HEPA-vacuum floors, framing and window openings
  • Final: ceilings to floors, inside cabinets and closets, windows and tracks, fixtures, appliances, vents
  • Touch-up: dust that settled after the final, fingerprints, floors, entry areas

How do you get rid of drywall dust after a renovation?

Work dry before wet and top to bottom. HEPA-vacuum ceilings, walls, trim and floors first, then wipe surfaces with damp microfiber, rinsing cloths often. Don't dry sweep or use a household vacuum; both push the finest dust back into the air. Change the HVAC filter, then repeat a light pass a day or two later as dust settles.

Drywall dust is extremely fine. Wiping it with a wet rag first turns it into a paste that streaks paint and dulls floors, which is why vacuuming comes first. Some joint compounds and many tile, stone and concrete products contain crystalline silica, and OSHA's construction silica standard restricts dry sweeping and compressed-air cleaning where they could raise exposure, favoring HEPA vacuums and wet methods. We follow the same logic in every house.

Why use a HEPA vacuum for construction dust?

A true HEPA filter captures at least 99.97% of particles 0.3 microns in size, so fine drywall, plaster and wood dust stays in the vacuum instead of blowing out the exhaust. Ordinary household vacuums pass much of that dust straight back into the room, and fine gypsum dust can clog and burn out their motors.

We use commercial HEPA vacuums with brush and crevice tools on every surface: ceilings, door tops, window tracks, register grilles and inside cabinet boxes. On larger jobs we also run a HEPA air scrubber during the final clean to pull airborne dust out of the space.

Is cleanup different after work in a house built before 1978?

Yes, when the renovation disturbed lead paint. In Massachusetts, paid work that disturbs paint in pre-1978 housing above the state thresholds falls under Department of Labor Standards lead-safe renovation rules, which include specific cleanup and a cleaning check by the licensed renovator. That required cleanup comes first; our detailed cleaning comes after it, not instead of it.

Lead dust is invisible and especially harmful to young children. Ask your contractor whether the job triggered the state lead-safe renovation rules and whether the cleaning check was done. EPA's Renovate Right pamphlet explains what to expect.

How long does post-construction cleaning take?

A final clean on a typical renovated home takes a two-person crew about one full day; a large new home or a whole-house remodel can take two to three days. Rough cleans are usually a few hours per visit. The amount of debris, number of windows and how much dust is still settling make the biggest difference.

We schedule the final clean after every trade is done, including flooring and appliance installs, and the touch-up within 48 hours of your move-in, inspection or opening date. For offices and retail spaces, see our commercial renovation work; we clean commercial spaces after hours when needed.

How the job works, step by step

  1. Walkthrough and scopeWe note the square footage, which phases you need, and the surfaces involved (hardwood, LVP, natural stone, glass showers, new appliances) so every surface gets the right product.
  2. Rough cleanDuring construction, after drywall and before paint and flooring: debris and scrap out, floors and framing HEPA-vacuumed, so dust doesn't get trapped under paint or new floors.
  3. Protect the HVAC systemWe confirm the furnace or air-handler filter was changed after sanding, vacuum supply registers and return grilles, and recommend running the system only with a fresh filter.
  4. Final clean, top to bottomCeilings, walls and trim HEPA-vacuumed, then wiped with damp microfiber; inside cabinets and drawers, windows, sills and tracks; labels and residue off fixtures and glass; floors cleaned with the manufacturer's recommended method.
  5. Touch-up cleanFine dust keeps settling for a day or two, and punch-list work makes more. A last pass right before move-in, inspection or opening catches it.
  6. Walkthrough and sign-offWe walk the space with you or your project manager against a room-by-room checklist and fix anything missed on the spot.

Frequently asked questions — Hopkinton

Can you clean a Hopkinton home before a closing or rental move-in?

Yes. Tell us the closing or move-in date and we schedule the final clean a day or two before, with a touch-up pass the day before if the trades are still finishing. We cover homes and units across Hopkinton.

Do you do post-construction cleaning for builders and contractors in Hopkinton?

Yes. We work for builders, remodelers and property managers in Hopkinton and around Middlesex County, from rough cleans during construction to final and touch-up cleans before turnover, priced per phase.

Do I need a permit in Hopkinton for this work?

It depends on scope. Structural, electrical, plumbing and larger remodeling work usually needs a permit from the Hopkinton Building Department. We confirm this during the free estimate and pull the permit when one is required.

When should I book the final clean?

Book it for the day after the last trade finishes, usually after flooring, appliances and the final paint touch-ups, and ideally two or three days before your move-in, closing or opening date. That leaves room for a touch-up pass.

Do you clean up after other contractors' projects?

Yes. Many of our cleaning jobs follow work by other builders, remodelers and homeowners. We walk the space first, agree on the scope and phases, and quote the cleaning on its own.

Do you bring your own equipment and supplies?

Yes. We bring HEPA vacuums, microfiber, ladders, window and track tools, scrapers safe for glass, and cleaners suited to each surface. We only need running water and power at the site.

Do you clean air ducts?

We vacuum supply registers, return grilles and the accessible parts of the ductwork near them. Full duct cleaning with negative-air equipment is a separate specialty service, and we can point you to a duct-cleaning company if heavy dust got into the system.
